The first, most important step in
selling property is establishing
value. You want the most value
that can be gained from your property, yet you do not
want the property to become "shop worn" by being on
the market for an extended period of
time. Establishing a fair market value is
important.
Comparing sold
properties that are similar in size, location
and condition will help determine value. In order to
accurately compare properties a careful inspection of
your property and the area in which it sits is
necessary. Similar active listings will be reviewed to
see what prospective buyers will be viewing when they
look at properties.
Once you have decided to put your
property on the market a Real Estate
Agency Disclosure and the Listing Contract
will be prepared these documents spell out my duties
to you as your agent and the amount of commission to
be paid once the property is sold. Pictures will
be taken, advertising copy written and published, and
the property placed on the Humboldt County Multiple
Listing Service for access by other
agents.
In addition there are disclosure
forms to fill out and have available to give
to the buyer. I will guide you throughout the
transaction, and keep you advised on the State and
Federal laws that affect the sale of your
property.
